AGENT-FRIENDLY SOLUTION FOR PIQS
Marketing leading, HIP provider, The Live Organisation has revealed an easy and effective solution to help agents cope with legislative changes that come in on April 6.
These changes include a Property Information Questionnaire (PIQ), which will have to be completed by the vendor and in the HIP before agents can start marketing the property.
Tim Price, Sales and marketing director at The Live Organisation said, “We know agents have been told that they must not help the vendor fill in the PIQ for fear of risking a breach under the Property Misdescriptions Act. So we will send out the PIQ to sellers as soon as the agent instructs the HIP.”
Live is offering agents the opportunity to encourage vendors to use a link to an online PIQ that can be completed online, to avoid postal delays. The form is called an Intelligent Form because it is dynamic showing additional questions only as required based upon previous answers and the answers are saved directly into Live’s case management database.
Price added: Live will also chase vendors to obtain a completed PIQ. “Our current thinking is that this will be done from Day 3 onwards, and every 24 or 48 hours after, until the PIQ is returned to us. During every conversation with the vendor we will encourage them to provide the verbal answers to us there and then in order that we can complete the PIQ on their behalf in that same call.”
The Live system will also be able to advise agents once all the necessary documents, including the EPC as well as PIQ, have been obtained and therefore when marketing activity can start.
